MOVIMIENTO DE TIERRAS

Se incluye desbroce y excavación de zanjas para cimentación y saneamiento.

CIMENTACIÓN

Se ejecuta mediante zapata de hormigón armado sobre la que apoya murete de ladrillo para apoyo de forjado.

ESTRUCTURA

La madera estructural es madera KILN DRIED (madera constructiva desecada en secadero con una humedad inferior al 18%) con calidad C22. Madera SPF (Pícea, pino y abeto) procedente de bosques sostenibles de tala controlada de Austria y Alemania.

En forjados se emplea un tablero reforzado estructural “Plywood” y en paredes exteriores y cubierta tableros OSB de 12 y 15 mm de espesor.

CUBIERTA

Cubierta plana no transitable (excepto en zona de terraza) e impermeabilizada con doble capa de lámina asfáltica, grava y geotextil.

AISLAMIENTO E IMPERMEABILIZACIÓN

Aislamiento térmico-acústico de lana mineral natural de 16 cm en muros exteriores, 8 cm en forjados y zonas húmedas y 24 cm en cubierta.

Bajo el forjado sanitario se instala una banda de foam de célula cerrada.

En muros exteriores se incluye un sistema SATE (Sistema de Aislamiento Térmico Exterior) de 4 cm extra de aislamiento e impermeabilización en zonas acabadas en mortero, empleando una lámina transpirable e impermeabilizante de microfibras de polietileno en zonas de Composite.

TABIQUERÍA INTERIOR

Revestimiento en placa de yeso de 15 mm en tabiques y 13 mm en techos, incluyéndose placas de yeso resistentes a humedad en zonas húmedas.

CARPINTERÍA EXTERIOR

Ventanas en PVC Negro y persianas de aluminio con aislamiento de poliuretano en su interior.
Cristal inteligente Guardian Sun (Bajo emisivo y control solar).
Puerta de entrada en PVC, reforzada y con aislamiento.
Vierteaguas de piedra caliza.

CARPINTERÍA INTERIOR

Puertas de armarios y de paso moldeadas. Diseños a elegir.
Herrajes dorados o cromados a elegir.
En puertas y ventanas marcos de DM pintados.
Rodapiés de DM pintados en blanco de 12 cm.

REVESTIMIENTO EXTERIOR

Revestimiento en mortero acrílico multicapa y madera-cemento o composite.
